How we calculate this (assumptions & sources)
KAIZEN Realty: 100% commission on every plan. Gold $149/mo + $399 per closing; Platinum $399/mo + $149 per closing; Free $0/mo + $599 per closing (for agents with 6+ closings in the last 12 months). Transaction fees stop after 12 closings a year. The $250 yearly renewal is included in every yearly cost ($250 one-time join fee not included). “With client admin fee” assumes your client pays an admin fee equal to your transaction fee.
Keller Williams: 70/30 split until a $21,000 company-dollar cap (caps range about $15,000–$36,000+ by market center), 6% royalty capped at $3,000 per year, about $60/mo technology fee.
eXp Realty: 80/20 split until a $16,000 cap, $85/mo cloud fee, $25 broker review fee per closing, $40 risk management fee per closing (capped at $500/yr), $250 per closing after cap until $5,000 in post-cap fees, then $75 per closing.
RE/MAX: 95/5 split with a desk fee of about $1,000/mo (reported range $300–$2,000+ by office). Franchise and office fees vary and are not included.
Crye-Leike: 70/30 starting split with no desk or franchise fees. Crye-Leike’s split graduates up to 95% as production grows; exact tiers aren’t published, so the starting split is used.
Berkshire Hathaway HomeServices: 60/40 split (50/50 to 70/30 reported), 6% franchise fee on gross commission (6–8% reported), about $100/mo technology fee.
Fathom Realty: EDGE plan: 7% of commission per closing ($350 minimum) until a $9,000 yearly cap, then $165 per closing; $35 E&O fee per closing; $75/mo.
Compass: Splits are negotiated individually (about 70/30 to 90/10 reported); the 80/20 split typical for mid-level producers is used, with no cap and no desk or franchise fees.
Epique Realty: 85/15 split until a $15,000 first-year cap (drops $1,000 a year to a $10,000 floor), technology fee of $1,188/yr (annual prepay; $149/mo otherwise), and a transaction fee of 0.1% of the sale price, capped at $500 per side until $5,000 is paid in a year, then $250 per side. Based on reported fees as of August 2026.
Fun math: “What it buys” divides your estimated yearly KAIZEN difference (no admin fee) by the item cost. The 10-year figure assumes you invest that amount once a year at a 7% return. The 5-year view assumes the same numbers every year.
